Marketing a home basically has two essential components, Effective Pricing & Buyer Attraction.   Effectively pricing a home is a critical component of the success of a property making it to the closing table.  If a home is overpriced, especially in a strong buyers market with heavy competition, buyers will simply overlook the home and view more affordable homes that meet their criteria.  We like to say that in a buyer’s market, buyers act with factual information- “How much do I want to spend?” “ Which house is a better deal?, etc.”  In a seller’s market, buyers tend to act with emotions-“We just love this house and location; we will pay any amount to have this home!”

Unlike most real estate agents we have a wider base knowledge and education on how to effectively price your home. We analyze the current real estate market on the local level and determine housing trends that have an effect on your property.  Active listings will be analyzed to determine competition.  Past sales will be analyzed to determine market trends along with marketing times.   The key to effectively pricing your home is to understand the market and place your home in a position that stands out from the competition.

In today’s market an accurately priced home will not simply sell itself.  Buyer Attraction is the 2nd key component in selling a home.  The National Association of Realtors reported that in 2009 nine out of every ten home buyers utilized the internet to find a new home.  An online presence is vital for producing buyer attraction to your home.  Asheville Real Estate Service is part of a network of over 170,000 real estate websites.  Your listing is syndicated to every major real estate search engine on the internet, so no matter where a potential buyer visits to search for active properties your home will be available for them to view.  A listing of your home will also be placed on the NC Mountains MLS system for other local real estate agents to view and real estate signage will be placed at your home.

When creating your listing for online presence and presence on the local MLS system, we use proven researched techniques to attract positive attention.  Simply stated, better listings result in more online views of your home, more agent views, and better quality leads.  Buyers want to see photos of the home.  Photos help out-of-town buyers visualize a property and determine if they will visit to tour the home.  For this reason, it is necessary to include as many good quality photos as possible.  We place the maximum allowed number of photos on all websites and MLS areas.  Along with photos, a virtual tour of the home is created.  A virtual tour is a 3-10 minute presentation of the homes standout features that a potential buyer can view from any media on the internet.  Our goal, through photos and a virtual tour, is to create a good representation of your home's character.  Buyers also want information.  Thus, we provide as much information as possible related to your listing.  Not only does this give your listing a stronger web presence, it also helps ensure serious inquires about your property.  Mapping systems and other secondary information such as school systems, local attractions, etc. are also linked to your listing to provide buyers with information about the local area.

Besides just advertising via our website and online we also use local media such as the Real Estate Weekly (a local real estate newspaper) within Asheville. It is utilized for announcements of items such as open houses.  Open houses on our listings are up to the preference of the seller.  We are happy to hold open houses based on the preference of the seller. We also like to provide broker open houses for listings.   Broker open houses consist of other real estate agents touring the home and providing feedback of likes and dislikes of the home.  They are a great way to get your home noticed by other agents who may have the perfect buyer looking for a home similar to yours.
